Former Pearl River Lanes Remains Vacant

Pearl River Lanes occupied a large section of the Pearl River Shopping Center for 38 years.

In recent years, they came to share the space with Steve's Dart Lounge and Hudson Shores Train Depot, but those two were also displaced when Pearl River Lanes closed its doors permanently earlier this year.

Though there was talk of discussions with potential new tenants ranging from local families to national chains, the space remains unoccupied, with a large banner advertising the number for those interested to call. 

"There is nothing concrete at this point," said David Rosen of Rosen Associate Management Corp. "We're still hopeful, but everything takes forever these days."

Empty spaces can also slow down traffic for neighboring businesses, but Rosen said he was not sure how much that was the case because business had already dropped off in recent years at the bowling alley. Richard Lesica of Pearl River Lanes said said the industry had seen a 50 percent drop-off and business at that location had dropped off a lot in recent years.

"Tenants tell you it impacts them to have an empty space," Rosen said. "We would tell you it probably does not. You have to look at the other businesses, the amount and type and hours of the traffic the bowling alley generated.

"We like the center to be full and everybody to share in the traffic everybody generates. Last time I was there, the parking lot was full, but it's definitely better to be full than have (part of the shopping center) empty."
